6Subject removal

7Completion & possession
A BC sale turns on a few key dates:
- Acceptance: both parties sign the Contract of Purchase and Sale.
- Subject removal: the buyer's due-diligence deadline; the deal goes firm after this.
- Completion: legal ownership and funds transfer, the title registers at the Land Title Office, and your mortgage is discharged.
- Adjustment: prepaid property taxes, strata fees, and utilities are prorated between you and the buyer.
- Possession: the buyer gets the keys, usually one to two days after completion.
8What it costs to sell
Plan for total selling costs in the range of 3% to 6% of the sale price. The main pieces:
