If you are buying, more listings and steadier prices mean less competition and more room to negotiate and include conditions. Getting pre-approved lets you move quickly when the right home appears.

If you are selling, sharp pricing and strong presentation matter more than ever as inventory rises. Well-priced, well-presented homes are still selling, while overpriced listings tend to sit.
